Prepare Your Home for Real Estate Photographs

Checklist


Over 90% of home buyers use the internet as part of their home search, so it’s important to make the best possible first impression! The following suggestions can help you prepare your home for real estate photos:


GENERAL

o De-clutter as much as possible

o Remove piles of mail, newspaper, and magazines

o Thoroughly clean entire house (vacuum carpet, mop hard floors, clean countertops, clean windows, etc.)

o Open blinds/window treatments to let in outside light

o Turn all overhead lights and lamps ON

o  Replace all burned out light bulbs

o Use bulbs of the same temperature if possible (all incandescent or all compact fluorescent

o Turn all ceiling fans OFF

o Turn all televisions OFF

o Turn all computer screens OFF

o Remove personal photographs (or replace with general landscape/object photographs)

o Place all shoes, jackets, etc. in closets

o Remove small floor rugs to reveal actual flooring

o Hide garbage cans


EXTERIOR FRONT OF HOME

o Remove cars and other vehicles from driveway and front of home

o Close garage doors

o Clean up landscaping (mow, edge, trim shrubs, clear leaves)

o Remove empty planters

o Remove all gardening equipment

o Remove cobwebs from eaves and door frames

o Remove visible water hoses

o Remove toys and sports equipment

o Remove garbage cans and recycling containers

o Sweep (or pressure clean if possible) driveway, sidewalks and paved area


BACKYARD

o Clean porch, tidy up outdoor tables, chairs and cushions

o Remove pet waste and toys from backyard

o Replace pillows and cushions if needed

o Remove toys and sports equipment

o Remove garbage cans and recycling containers

o Remove visible water hoses o Clean pool

o Remove pool vacuum, hoses, and poles

o Remove pool cleaning supplies

o Remove pool toys

o Turn on pool fountains/water features


INTERIOR KITCHEN

o Clean all countertops, range hoods and large appliances (especially if stainless steel)

o Remove small appliances and clear countertops completely

o Remove all objects from refrigerator (magnets, photos, papers)

o Remove all detergents, dish rack, dish cloths, etc.

o Remove all dishes from sink and put in dishwasher

o Ensure lights on range hood and under cabinets are working


DINING ROOM / TABLE

o Clear table, dust and polish table top

o Straighten all chairs and space them evenly

o Remove child booster seats and high chairs


LIVING / FAMILY ROOM

o Remove stacks of magazines, papers, mail, etc.

o Declutter fireplace mantel and hearth

o Remove toys

o Remove remotes and game consoles

o Remove exercise equipment

o Fluff and arrange decorative pillows

o Make sure items on shelves are organized and arranged neatly


MASTER BEDROOM

o Make bed and ensure bed spread/comforter is even on all sides

o Clear nightstands of all personal items

o Hide phone and chargers

o Put all clothes in closets

o Remove family photographs from walls

o Clean under bed and remove items that might show in photographs


GUEST / CHILDREN’S BEDROOMS

o Make bed and ensure bed spread/comforter is even on all sides

o Clear nightstands of all personal items

o Remove names from walls

o Remove posters/stickers from walls

o Remove diaper pails

o Hide phone and chargers

o Put all clothes in closets

o Remove family photographs from walls

o Clean under bed and remove items that might show in photographs


BATHROOMS

o Clean bathroom and make sure all glass and mirrors are spotless

o Clear countertops completely. No soap, toothbrushes, medications, etc.

o Remove shampoo, soap, razors, etc. from showers and tubs

o Close toilet lids

o Ensure toilet roll is not empty

o Remove toilet cleaning items o Remove dirty towels and leave out only matching, unused towels

o Remove floor mats


PETS

o Hide pet beds, food and water beds, and toys

o Use vacuum or lint roller on furniture to remove pet hair

o Put pets in crate or other enclosure during photographs
